About
The Trails Homeowners Association is a non-profit corporation given authority by the State of Colorado to enforce the covenants, conditions, and restrictions and managing of the common amenities of The Trails residential development.The Trails is comprised of 90+ homes and approximately 25 acres of collectively owned private open space surrounding the homes.The Trails is part of unincorporated Jefferson County, Colorado and is not part of any local city management. The City of Arvada, Colorado makes up The Trails’ North boundary along 60th Avenue. The East boundary is Easley Road. The South boundary is Jefferson County Open Space.
History
The Trails development was platted and begun in 1978. The homes on the far west end, along Windy Street, were the first to be built and resided in. During the mid-80's when the Denver housing market overall slowed, The Trails development was halted until the economy again recovered—The Trails development subsequently continued based on the original plate. Building was mostly complete about 1997. The Homeowners Association's Executive Board was initially managed by the development corporation, but once the development was completed the board was turned over to the homeowners and incorporated. Currently the association is run by volunteers from the community.

An annual projected budget is submitted to the homeowners at the Annual Meeting, along with financial reports for the previous year's budget.The dues amount covers community wide trash collection and an operating fund.Some of the expenses covered by the operating fund include:
