FLYERS

-Last year Flyer: 

  • Overview of Dates

  • Clean-up and Picnic Dates/reminders

-2025 March Flyer: to be printed after the next board meeting and distributed via a door drop including topics such as:

  • HOA Dues (Victoria with input from Board)

  • List the top 3-5 items for how HOA Dues are spent

    • Trash Pick-up

    • Landscaping - Clean up and Maintenance

    • Insurance

    • Spring Picnic - Bouncy Castle; neighbors provide F&B

  • List 2-3 bullets on what HOA Dues are NOT spent on 

    • Board members are volunteers

    • Spring and Fall Clean-Up volunteers mitigate landscaping fees

    • Volunteers manage website and dog waste stations

  • The Trails HOA fees are among the lowest in the Golden/Arvada area. Most HOA fees in this area are $200-425 a MONTH. 

  • By-laws for HOA Fees (Cindi with input from Board)

  • To discuss at the next meeting: Options for when people don’t pay, e.g., no trash removal service.

HOA MEETING DATES

Second Wed of every month, 7-8 pm. 

  • March 12: 5890 Windy Street

  • April 9: 17912 W 59th Ave

  • May 14: 17709 W. 58th Drive

  • Nov: 17649 W. 58th Drive

Notes: 1) Meetings can be cancelled if there are no action items. 2) Victoria puts out 2 neighborhood signs at entrances one week before the meeting start date with the date/time/website address.

ANNUAL CALENDAR

  • Spring Clean-up: May 3 | alternate May 17 

    • Add a venmo link; we have a link via The Trails bank account. Note that volunteers are preferred, but if someone is unavailable to help and would like to submit a donation that would be appreciated. This money will be used for landscaping fees.

  • Picnic Dates: Aug. 23 | alternate Sept. 6

  • Fall Clean-up (after leaves fall): Oct. 4 | alternate Oct. 11

2025 BUDGET REVIEW

  • Half of the dues have been collected

  • Transfer fees: Estimated at 2 houses

  • Insurance for the neighborhood

  • Clean up dumpsters

  • Terese: Dog waste stations  – THANK YOU 

  • Cindi: Permits, Office Supplies – THANK YOU

  • Trash rate was the same in 2023 and 2024 (they bill quarterly)

MARCH AGENDA: More to come

  • HOA Dues: Options for when people don’t pay, e.g., no trash removal service.

  • Discuss a priority list of what cash reserves should be used for. What are the right projects to spend this money on.

  • By-laws are not in compliance with the state. Notes: There were bids to hire a lawyer, but no action has yet been taken. What are the risks of not being in compliance.

  • Maintenance: Need to decide on maintenance person/company by April.

    • Victoria will post two signs.

    • Terese will post a short job description on the website and people will submit their interest using the “Get In Touch” form.

    • Pamela will post on the FB page.
