Approval of May Minutes

May minutes have been unanimously approved as posted.

Public Comment

Mowing: are we getting the islands in the cul de sacs mowed as well as the bridal path?  Scott Plumber has volunteered to do this in the past. We can pay his company to do this. Matt will follow up with him.

Fire mitigation for homes along the open space: This will be the responsibility of each homeowner since in the past homeowners have been unhappy with this being done by the HOA for all homes

Website: 

  • Make meeting minutes more clearly visible

  • Take down the old site and replace with a redirect page

Recycling:

can we get extra recycling bins?

Can you buy your own bin and have them collect it?

Worst case scenario, you can request an individual pickup and will not be charged for it

Compost Haul-away:

Julia is vetting people to service our neighborhood and trying to find other HOAs to team up with to get a company from Denver to service our neighborhood

Summer Cleanup:

Happening asynchronously, so homeowners can choose a time that works for them, sign up for a task on the website. If you complete a task, take a pic, send it to info@thetrailshomeowners.org and we’ll enter you to win a gift card.

Creek Cleanup:

Julia will reach out to Davey Tree to get a quote for removing the downed trees. Cindi will reach out to Lou (our chipper) and see if he’ll clear trees for 3’ on each side of the creek. 

Fence Repairs:

Will get a quote for materials - Matt will reach out to homeowner who volunteered to get the quote

Once we have this quote, we will determine if we can afford to do this/get materials in time for Sept or Oct and get volunteers to agree on a date 

No Dumping Signs:

Julia will reach out to Cindi to get invoices for the people who have done our other signs so that they match. Will have these done by next meeting

Covenant Violations:

It seems like we have an increasing number of violations that have been brought to the board’s attention. There is a process on the website (Governance) explaining our issues resolution process. We would like to retain an attorney to take the step of enforcing covenant violations. Board will take first step to notify and after that hand over to atty

Chickens:

We are retaining an atty to deal with covenant issues. IF the chicken owners want to keep the chickens, we will circulate the ballot right after the next meeting. In the meantime, we will let them know that a homeowner has a petition with over 25% of homeowner signatures against the chickens, and give them a chance to mitigate on their own.

New Business

Poisonous hemlock: We have tried to sustain weed mitigation; however, we will be unable to make sure that this stays gone. We will get signs warning of general hazards by each creek

Roof repairs: two proposed. both approved
