Residents are having a tough time finding our meeting minutes. Julia will create a designated post linking to the 2021 minutes on the website
In the interest of reaching more residents to let them know about our meetings, Julia will reach out to Frank monthly for a Next Door post
Gift Cards for neighbors:
$250 Visa Gift Card for Therese for dog cleanup unanimously approved
New Business
2022 Budget:
2021 we came in $3,000 under budget
For 2022 we are planning to add 7% to 2021 numbers to account for inflation when determining our projections
Legal document updates
Proposed adding a $1,000 line item to hire a lawyer to revise our Declarant document and make sure we’re in compliance
Waste Haul Away
Cindi is going to look into new options for waste pickup.
Shupes will research compost haul away and will report back around the end of the first quarter.
Open Space:
We received a message from Roger Thomas requesting that we return a bridal path easement that we are using on the east side (along Easley) of his property
We would like to retain the land and clean it up so that it can be utilized by The Trails as well as meeting the homeowner needs
the 10% approved rate increase will barely cover our costs due to inflation. Discussing a special assessment to cover fixing the fence
No Dumping Sign:
We’re seeing an increase in dumping leaves and trash in the branch mulching areas
Julia to contact Cindi and see who used to make our signs/research a sign creator
Create signs for the tread areas to specify what is and is not allowed and what times of year you can leave branches
Added $100 to budget to allow for sign creation
Temporary sign for the dumpsters that specifies rules and what can and can’t go in them – Julia will make this
New Board Members:
Keith will draft a letter encouraging people to come out for the HOA
Bob proposed that current administration stay in place
Coffee & donuts + cleanup in the spring to get more folks to come out
RV/Camper Parking Enforcement:
The covenants stipulate that campers and RVs cannot be parked in the street or driveway in front of a fence. There has been an uptick this year in people keeping their recreational vehicles in view or on the street. Board members will approach these folks individually and determine an appropriate level of enforcement
Garbage dumping in our open space:
On the west side of the neighborhood, up against the Table Mtn drainage, a homeowner repaired their driveway and dumped the trash into the drainage. Keith will talk to them about remediation.
