February 21, 2024: Meeting Minutes

ATTENDANCE:  Ken M, Terese M, John A, Terry H, Casey L, Peggy S, Ed S,  Julia R, Rick K, Heidi K, Megan S and Chris G

New Business

Introducing the 2024 Board
President: Terry Hackbart
Vice-President: Casey Lansing
Secretary: VACANT (as of now no specific secretary but note taker was Peggy Schwaegel)
Other board members at large: Ken Manley, John Andrews, Peggy Schwaegel, Ginger Pruitt and Pam. (Last 2 did not attend but believe they want to be a member at large)
Julia Renn will continue to manage the website

To facilitate the transition of board members, we obtain the binder, notebooks from previous Board and get updated on the current status of where the HOA stands with Attorney involvement on the Covenants,  information on contractors  previously utilized for fencing, weed mitigation and cleaning of the creek - Terry to contact Matt Marino.

- Weed Wranger - prior contractor that  sprayed teasel and cleared hemlock - John to contact  Weed Wrangler

- Engineering Report from 2012 will be scanned and and sent to the Board - John will do so

- Reaching out to Ginger and Pam to see if they are still interested in being on the Board - Julia

- Department of Institutions - There is a property in the development that serves as a group home. It is currently vacant. Who is their contact person and what is their plan of action for that property? John will contact as neighbors voiced their concerns as property is vacant but still some activity?

- 5945 Easement Discussion -contact Mr. Jones and invite him to next meeting to bring proposal of what he is asking from the HOA. Terry to contact

- Julia is creating an official email address for The Trails Board Members. The website will be updated with the new email address (hello@thetrailsgolden.com) and all board members will receive emails that are sent to it.

- Homeowner had sent to prior board proposal for fence with authorized signatures and this was approved.

-  Another  homeowner  who attended this meeting wants to put in new fence so was advised of procedure: make a written plan, get signatures  of adjoining neighbors  and any home around his that can see it with their approval, verify JeffCo does not require a permit  and  then provide it to the Board

Scheduled meetings monthly through June and then determine if move to bi-monthly

March 13, 2024 @ 7:00 pm - will determine clean-up weekend dates and dumpsters -

- Dates will be posted on website for all homeowners to view and  sign boards will be put at each entrance prior to each meeting which includes the website for better communication with all homeowners!
